This website offers calculators and planning tools, including loan-to-cost, loan-to-value, capital-stack, interest-reserve, and cost-to-complete tools, and a document checklist generator (together, the "Tools"). This page governs every Tool on the site, wherever it appears.

Estimates, not offers

Tool results are educational estimates and illustrations. They are not offers, quotes, term sheets, prequalifications, approvals, or commitments of any kind, from Evoque or from any capital source, and they create no obligation on anyone's part. No Tool result describes financing that is available to you or to any project. The same is true of the illustrative examples that appear in guides and articles across this site: they are hypothetical arithmetic, labeled as such, and this disclaimer applies to them as well.

Your inputs drive the results

The Tools perform arithmetic on the figures and assumptions you enter. They do not verify your inputs, and the results are only as reliable as those inputs. Actual project costs, values, schedules, and carrying costs routinely differ from the assumptions entered in a planning tool, and small changes in assumptions can produce materially different results.

No program parameters

The Tools deliberately publish no leverage limits, pricing, terms, or other program parameters, and nothing about a Tool (its input ranges, defaults, labels, or outputs) should be read as implying any. Actual financing structures, proceeds, pricing, terms, and conditions vary by project, sponsorship, market, and capital source, and are confirmed during project review. A Tool result that appears to "work" does not mean a corresponding financing exists; a result that appears not to work does not mean a project cannot be financed.

Not advice

Tool results are general information, not legal, tax, accounting, investment, or financial advice, and not a recommendation to pursue, structure, or price any transaction in any particular way. Decisions about a project and its financing should be made with your own professional advisors, using verified numbers rather than planning estimates.

Accuracy and availability

While the Tools are built with care, Evoque does not warrant that they are error-free, that their methods match those of any particular capital source, or that they will be available at any given time. Evoque may modify or withdraw a Tool without notice, and is not liable for decisions made in reliance on Tool output.
