Evoque Commercial, the commercial real estate and development finance platform of Loancutters, Inc. dba Evoque Lending ("Evoque"), evaluates, structures, arranges, and coordinates business-purpose financing. This page explains where the capital in those financings may come from and what that means for you.
Evoque's role
Evoque's work is the financing itself as a piece of structure and execution: understanding the project, identifying realistic capital paths, assembling and presenting the file, negotiating structure, and coordinating the parties through closing. Evoque may act as broker or arranger on a transaction. The lender of record, investor, or capital provider on any financing may be a third party rather than Evoque or its affiliates.
Third-party capital sources
Financing arranged through the platform may be provided by third-party capital sources, which can include banks, debt funds, private lenders, institutional investors, and providers of mezzanine debt or preferred equity. Which source fits a given file depends on the project, the sponsorship, the structure, and the market at the time.
Three consequences follow, and they are worth stating plainly. First, each capital source makes its own independent credit decision, on its own criteria, and no capital source is obligated to consider, approve, or fund any transaction. Second, the terms, conditions, and requirements of a financing are ultimately set by the capital provider that issues them, and they may differ from any preliminary structure discussed earlier in the process. Third, identifying a capital source for a file is not a commitment by that source; commitments exist only in the written agreements described in the no commitment to lend disclosure.
Compensation
Evoque may receive compensation for its services in connection with an arranged financing. Depending on the transaction, compensation may be paid by the borrower, by a capital provider, or by both, and it is disclosed in the transaction's documentation. Questions about compensation on a specific file should be raised with your deal team, and will be answered directly.
Your information
When you ask Evoque to pursue financing, information about you and your project is shared with the capital sources and transaction professionals whose involvement that work requires. That sharing is done for the purpose of the financing you requested and is described in the privacy policy.
