If the subject is a specific project, a few details make the first response substantive instead of procedural: the property type and location, the project's current stage, the approximate capital need, the deadline if one exists, any existing debt on the project, and the planned exit. Two paragraphs covering those six points let us come back with questions worth your time, or an honest early read on whether the file fits.
If the situation is urgent (a maturity approaching, a lender that has stopped funding draws, a closing date with no financing behind it), say so plainly in the first message. Time-sensitive files are handled as time-sensitive files.
