Every one of these tools answers a question developers actually ask while assembling a file. None of them quotes a loan. They run arithmetic on the assumptions you enter, so you can pressure-test a request before a capital source does.

  • The loan-to-cost calculator divides your requested loan by total project cost and shows the equity the request implies.
  • The loan-to-value calculator measures the same request against value (as-is, as-completed, or as-stabilized), the other half of how proceeds get sized.
  • The capital-stack calculator layers senior debt, mezzanine, preferred equity, and sponsor equity against total cost and shows the remaining gap, if any.
  • The interest-reserve estimator estimates the construction-period reserve from your loan amount, draw-pace assumption, and schedule.
  • The cost-to-complete calculator compares remaining costs against remaining funding, the first number that matters on a mid-construction file.

Use them in sequence and they sketch a full file: cost and request, value, stack, carry, and paperwork. That sequence is not accidental.
